Activity Regulations
SCOPE AND ACCEPTANCE
All reservations made through the Areias do Seixo Concierge imply the reading, understanding and full acceptance of these Terms & Conditions.
These Terms apply to Hotel guests, Villas guests, Villas owners, as well as external clients (non-resident visitors) whenever applicable.
The conditions described herein complement the General Policies of Areias do Seixo.
ACTIVITIES – GENERAL CONDITIONS
Access to Activities
Each guest may enjoy up to two complimentary group activities per day (except long-term stays), namely: Yoga, Yoga Kids, Functional Training, Trekking, Discovery Trek, Family Challenge, Traditional Games, Treasure Hunt, Discovering the Vegetable Garden, To the Rhythm of the Chickens, From Garden to 5 O’Clock Tea, Chocolate Muffins and Artistic Expression.
Participation in any activity requires:
- Mandatory pre-booking;
- Acceptance of these Terms & Conditions;
- Availability, schedules, maximum number of participants per session, and a maximum limit of two activities per person per day.
Areias do Seixo does not guarantee unlimited availability of activities, equipment or sessions throughout the stay.
Additional activities (more than 2 per day), private sessions, Surf, Surf Kids, Surf Family, Stand Up Paddle, as well as surfboard and wetsuit rentals, are subject to payment according to the rates in force.
For non-guests, all activities are paid, and these conditions apply in full.
ACTIVITIES – BOOKINGS, SCHEDULES AND CANCELLATIONS
Schedules
Activities take place between 7:00 a.m. and 8:00 p.m.
Complimentary activities are limited to the number of daily sessions and available places, according to the activity calendar in force during the stay.
Booking and Cancellation Deadlines
All bookings, changes or cancellations must be made by 6:00 p.m. on the day prior to the activity.
Cancellations after this deadline or non-attendance (no-show) imply:
- Paid activities: full charge of the activity
- Complimentary activities: after one unjustified absence, Areias do Seixo reserves the right to refuse future complimentary participation by the guest.
Entry into sessions must take place by the scheduled time; entry is not permitted once the session has started.
Weather Conditions
Areias do Seixo reserves the right to decide whether weather conditions are suitable for the outdoor experience and to end or interrupt the activity at any time, without refund of the corresponding amount.
If conditions prevent the activity from starting, it will be cancelled at no cost to the client.
Minimum Requirements
Some activities require a minimum number of participants:
- Surf Family – 3 people
- Family Challenge – 2 people
- Treasure Hunt – 2 people
- Traditional Games – 2 people
- Artistic Workshop – 2 people
- Chocolate Muffins – 3 people
If the minimum number is not reached, Areias do Seixo may cancel the session and commits to informing registered participants as soon as possible.
ACTIVITIES – AGE, SAFETY AND SUPERVISION
Some activities have a mandatory minimum age requirement.
Children’s activities may require parental supervision.
It is not permitted to do Functional Training or any activity without professional supervision.
Equipment may not be used freely, except during the designated Free Practice hours, according to the calendar in force.
ACTIVITIES – INSURANCE AND LIABILITY
Guided activities (Surf, SUP, Yoga, Functional Training, Trekking, Discovery Trek, etc.) include equipment, insurance and VAT.
Insurance covers personal accidents and civil liability, provided the client complies with these conditions and the instructors’ guidelines.
The client declares having no medical limitations. Should any exist, they must be communicated in advance.
Areias do Seixo may refuse participation if the guest/client has a medical condition that does not allow safe practice of the activities.
Injuries resulting from undeclared conditions are not covered.
Provided equipment must be returned in perfect condition — damage or loss will be charged.
Failure to comply with rules, inappropriate behavior or the consumption of alcohol/drugs results in immediate exclusion without refund.
Areias do Seixo is not responsible for losses, damages or injuries occurring during activities.
SURF & STAND UP PADDLE – SPECIFIC CONDITIONS
All sea/lagoon activities are paid according to the rates in force.
The client acknowledges the inherent risks involved. No refund will be issued in the event of accident or injury during sessions beyond the coverage provided by the aforementioned insurance.
Areias do Seixo reserves the exclusive right to decide whether beach, weather and sea conditions (or other environmental factors) make sessions unsafe and may end the session at any time without refund.
Personal equipment used for these activities is not covered by insurance and must remain in the room or villa.
EQUIPMENT RENTAL AND USE
Bicycles, protective gear and karts are subject to availability. Areias do Seixo does not guarantee equipment for all guests.
Equipment must be returned on time and in good condition — damage or loss will be charged.
Surfboard and wetsuit rentals are reserved for advanced surfers and must be collected at Noah Surf House.
Areias do Seixo reserves the right not to rent Surf and SUP equipment to beginner or intermediate guests, in order not to put their safety — or that of other pedestrians, surfers and bathers — at risk.
Rented equipment does not include insurance — the client assumes full responsibility by signing the Liability Terms. In case of damage due to personal accident or to third parties, repair or replacement will be charged to the client.
Failure to return equipment implies criminal proceedings for theft, without prejudice to civil liability.
If the client returns rented/loaned equipment after the rental period has expired, an additional usage fee will be charged.
If the client returns rented/loaned equipment before the rental period expires, no refund will be due.
Areias do Seixo may refuse rental to clients under the influence of alcohol or drugs.
SPA – CONDITIONS, BOOKINGS AND CANCELLATIONS
Operation
Open daily from 11:00 a.m. to 8:00 p.m.
Access by pre-booking only, subject to availability.
Sauna and steam bath are complimentary for guests with scheduled treatment.
Guests without treatments may use the sauna and steam bath for a maximum of 2 (two) hours, upon payment of a €15.00 fee per person.
Punctuality and Treatment Duration
Guests are advised to arrive at the SPA at least 10 (ten) minutes before the scheduled appointment.
Delays may result in a proportional reduction of treatment time, without refund or compensation, while always respecting the originally scheduled end time.
Failure to attend without prior notice will be considered a same-day cancellation, and the policy set out in section 8.3 will apply.
SPA Cancellations
Cancellations or changes must be made by 6:00 p.m. on the day prior to the scheduled appointment.
Same-day cancellations imply full charge of the service.
Etiquette, Health and Conscious Use of the Space
The SPA is a place of silence, serenity and tranquility. Guests must use the facilities responsibly, respecting the atmosphere, natural resources and the well-being of other users.
The use of electronic devices should be avoided; devices must remain switched off or on silent mode.
Smoking is strictly prohibited in all SPA areas.
Use of the sauna and common SPA areas is restricted to guests aged 16 (sixteen) and over.
Pregnancy, medical conditions, physical limitations, allergies or any other relevant circumstances must be communicated in advance at the time of booking.
The SPA reserves the right to adjust, postpone or refuse treatments whenever necessary to safeguard the guest’s health, safety or well-being.
SPA experiences are intended solely to promote relaxation and general well-being and do not, under any circumstances, replace medical diagnosis, advice or treatment.
SPA use must always respect the team’s guidance, as well as the experience, comfort and well-being of other guests.
Personal Responsibility and Valuables
Areias do Seixo SPA is not responsible for personal belongings left in common areas.
Guests are advised to use the SPA lockers provided and to keep valuables in the room or villa.
FOOD & BEVERAGE – BOOKINGS AND CANCELLATIONS
Bookings
All gastronomic experiences require mandatory booking.
Reservations are subject to availability, maximum number of participants and operational logistics.
Access to gastronomic experiences may be reserved exclusively for Hotel guests, Villas guests or other clients, depending on the service, as communicated at the time of booking.
Menus, schedules, service locations and experience formats may change for operational, seasonal or product availability reasons, without entitlement to refund.
Changes, Cancellations and No-Shows
All F&B experiences may be cancelled or changed free of charge until 6:00 p.m. on the day prior to the reserved service.
Cancellations after 6:00 p.m. on the day prior, as well as non-attendance (no-show), imply full charge of the reserved experience, without refund.
Outdoor gastronomic experiences are weather-dependent. Whenever conditions do not allow safe or comfortable execution, Areias do Seixo reserves the right to cancel or change the location of the experience, proposing a suitable alternative, without constituting contractual breach.
OTHER SERVICES
Transfers, Rent-a-Car, Babysitting and other services not described above:
Always subject to pre-booking and availability.
Cancellations:
- Up to 48 hours before the service: free of charge;
- Less than 48 hours before the service: full charge applies.
FINAL PROVISIONS
Areias do Seixo reserves the right to change schedules, services, experiences or cancel activities for operational, safety, adverse weather or force majeure reasons.
Participation in any service implies full and unconditional acceptance of these Terms & Conditions.
These Terms are available at the Receptions, as well as through the Digital Concierge.
Areias do Seixo shall not be liable for service failures resulting from events beyond its reasonable control, including but not limited to extreme weather conditions, governmental acts, strikes, technical failures, pandemics or other force majeure situations.
The invalidity or unenforceability of any provision of these Terms does not affect the validity of the remaining provisions, which shall remain fully in force.
Any tolerance by Areias do Seixo regarding non-compliance with any clause does not constitute a waiver of rights nor prevent their future enforcement.
Portuguese law applies to situations not expressly provided for in these Terms & Conditions.
PREVALENCE AND INTERPRETATION
In the event of discrepancies between language versions, the Portuguese version shall prevail for all legal purposes.
Service descriptions are informative and non-binding and may be subject to operational adjustments without constituting contractual breach.
Areias do Seixo reserves the right to update these Terms & Conditions whenever necessary, with effect from the date of publication.
